Some smaller single-family residential docks can qualify for the Florida dock exemption under Florida Statute 403.813. The statute includes private docks with 1,000 square feet or less of over-water surface area in areas that are not designated as Outstanding Florida Waters. In Outstanding Florida Waters, that threshold is 500 square feet.
Naples Bay, the Gordon River, Rookery Bay, the Ten Thousand Islands, Goodland, Isles of Capri, and Everglades City area projects can involve more review. Collier County handles local building permits separately, and state or federal review can still apply depending on where the dock sits.
Most canal-home projects are more straightforward when the DEP exemption applies and the local review is clean. Projects that need full DEP review, USACE review, HOA architectural review, environmental documentation, or agency coordination usually take longer.
The safe approach is to review the property before finalizing the dock or lift scope. That avoids quoting a layout that looks good on paper but does not match the approval path.
