Permitting is site-specific. The address, waterbody, dock size, riverbank conditions, wetlands, floodplain, navigation, and whether the work is on the Peace River or a smaller private waterbody can all change the approval path.
Some single-family residential docks can qualify for the Florida dock exemption under Florida Statute 403.813. The statute includes private docks with 1,000 square feet or less of over-water surface area in areas that are not designated as Outstanding Florida Waters. In Outstanding Florida Waters, that threshold is 500 square feet.
Parts of the Peace River system have Outstanding Florida Waters and paddling-trail context, which is why the location matters. A small dock on one reach may be treated differently than a similar dock on another reach.
DeSoto County Building handles local building review separately. SWFWMD may also be involved depending on wetlands, surface water, and project specifics. We check the likely jurisdiction before finalizing the scope so the dock layout matches what can actually be approved.
