Some smaller single-family residential docks can qualify for the Florida dock exemption under Florida Statute 403.813. The statute includes private docks with 1,000 square feet or less of over-water surface area in areas that are not designated as Outstanding Florida Waters. In Outstanding Florida Waters, that threshold is 500 square feet.

Sarasota Bay, Roberts Bay, Little Sarasota Bay, Lemon Bay, and other sensitive areas can involve added review. Sarasota County issues local building permits separately, and state or federal review can still apply depending on where the dock sits.

For straightforward canal-front projects where the DEP exemption applies and the local review is clean, a three to four week planning and approval target is common. Projects that need full DEP review, USACE review, HOA architectural review, bathymetric work, or environmental review usually run longer.
